New roof installation
New asphalt shingle and metal roofs on new framing, additions and garage builds, with the deck, drip edge and valleys right before the first course.
Chapter 01
Before the first shingle goes on
A new roof on new framing is the easiest roof to get right and the easiest to get wrong, because there is no old roof to hide behind. Before the first shingle, the deck has to be flat, tight and dry. On an addition or a rebuilt garage in Dearborn, Redford or Livonia, that means checking the sheathing edges, the nailing and the places where the new roof meets an existing wall. T&M sees all of this on the free inspection, and the written estimate lists it line by line.
Drip edge goes on at the eaves and the rakes so water runs off the roof and into the gutter, not behind the fascia. Valleys get their own protection, and every pipe, vent and skylight curb gets flashing set to shed water, not just a bead of caulk to look finished. These are small parts, and they are exactly what leaks on a roof that is five years old. Ted checks them before the crew packs up.

Asphalt or metal on a new build
Asphalt shingles are the default for most Detroit additions and garages. They are light, they suit nearly any pitch the framer cut, and Owens Corning, TAMKO and GAF all make lines built for wind and hail. T&M is certified with all three, so we pick the system that suits the building, not the one we happen to have on the truck. Qualifying shingle systems carry the manufacturer's limited lifetime warranty on top of our 10-year labor warranty.
Metal is the other choice. Panels shed snow quickly, they are light for their size, and they last. They also ask more of the details: fasteners, trim at the eaves and valleys, and room for the panels to expand and contract. A metal roof that is installed carelessly can leak at every screw. We install both, and the estimate explains how each one handles Michigan freeze and thaw on your roof's pitch, so you choose with the facts on the page.
Chapter 03
Fitting the roof into the rest of the job
A new roof rarely goes on alone. The framers finish first, the siding crew and the gutter installer come right behind, and the roof has to be dry before the walls are closed up. T&M does gutters and siding too, so on a garage build or an addition the same crew can set the roof, the drip edge, the gutter line and the roof-to-wall flashing as one piece of work, with one written estimate covering all of it.
We schedule around your builder and around the weather. Late spring through fall is the best window, and winter installs happen on suitable days, following the manufacturer's cold-weather instructions. When the roof is done there is a final inspection, the yard, driveway and beds are cleaned, and you get the paperwork: our 10-year labor warranty and, on qualifying shingle systems, the manufacturer's.
