Residential roof replacement
Tear-off to the deck and a new asphalt shingle or metal roof, with Owens Corning, TAMKO or GAF materials and a 10-year labor warranty.
Chapter 01
What fails first on a Detroit roof
Most Detroit roofs we are asked to look at fail in the same few places, and not always where the stain shows up inside. Granules wash into the gutters until the shingle surface goes thin and gray. Tabs curl and cup at the edges, then lift in the first hard wind. On older brick homes in Detroit, Dearborn and the Grosse Pointes, the flashing at the chimney pulls away from the mortar joints and lets water in behind it, where nobody sees it for years.
The eaves are the other weak spot. Ice dams back meltwater up under the first courses, and decking at the edge goes soft long before the rest of the roof is tired. Ted Thompson's free inspection looks at all of it: the shingle surface, the decking where it can be seen, the flashing and the ventilation. He writes down what he finds, so you know whether you are looking at a repair or a full replacement before you decide anything.

How the tear-off goes, and what goes under the new shingles
Shingle selection for Michigan weather comes first. T&M is certified to install Owens Corning, TAMKO and GAF, and the choice matters here: a roof in Livonia or Royal Oak sees freeze and thaw all winter, hard wind off the lakes, summer heat on the south slope and the odd hailstorm. We lay the lines out next to each other, explain what each one is made of and what its warranty covers, and help you pick a color that suits your brick and trim.
Then the old roof comes off to the bare deck. Decking that has gone soft at the eaves or around the chimney is replaced as it is found. New underlayment goes down, with ice and water barrier at the eaves and in the valleys, where Detroit winters push the most water. Flashing at the chimney, the walls and the vent pipes is checked and renewed where it has worn. The new shingles go on only once the deck is right.
Attic ventilation gets checked on every replacement, because a roof that cannot breathe cooks its shingles in July and feeds ice dams in January. Intake at the soffit and exhaust at the ridge have to move air together, so we look at both before the shingles are ordered. When the last course is done, a magnet sweep goes over the lawn, the beds and the driveway, and the crew cleans up before they leave.
Chapter 03
What you are left holding when the crew leaves
You leave with two warranties. T&M backs its own work with a 10-year labor warranty, and qualifying shingle systems from Owens Corning, TAMKO or GAF carry the manufacturer's limited lifetime warranty on top of it. The labor warranty covers how the roof was put on and the manufacturer's covers the product, so a problem is never a question of who to call. We put both in writing, next to Michigan licence #262400794.
Paying for a roof is its own hurdle, so T&M is a Michigan Saves partner (Contractor ID 203929) for financing, and gives discounts to seniors, veterans and first responders. Ted served in the US Army during Desert Storm and runs the company that way. Every quote is a fixed written quote, and if a licensed and insured roofer in Westland, Taylor or Southfield writes you a lower written one, T&M will beat it.
The job is not over at the final inspection. The sixth step is the follow-up: if a shingle lifts in the first hard wind or you spot a stain you did not have before, call (313) 600-4538, Monday to Saturday, 8 to 6. We work in Detroit and about 60 miles around it, and Ted's office picks up for a roof we have put on the same way it picks up for a new one.

What a replacement estimate covers
Every line is on the paper before the first bundle comes off the truck.
If the inspection finds a worn spot instead of a failed roof, we will say so and point you to roof repair. If the cost is the hurdle, the Michigan Saves financing and discounts are laid out too.
